Do I Need Planning Permission for a Conservatory?

Most conservatories in England do not need planning permission. A conservatory is treated as a rear or side extension under permitted development rights, as long as it stays within size, height and design limits — and does not cover more than half your garden.

• Single storey and within rear extension depth limits (3m semi/terraced, 4m detached)
• Maximum height no more than 4 metres (3m eaves height)
• Does not extend beyond the side wall of the original house facing a highway
• Materials are similar in appearance to the existing dwelling
• No veranda, balcony or raised platform over 0.3 metres
• Less than half the garden area is covered by buildings and additions
• Property is a house (not a flat or maisonette) with permitted development rights intact

• Conservatory exceeds permitted development size or height limits
• Property is a listed building (listed building consent is also required)
• Permitted development rights removed by an Article 4 direction
• Original planning permission conditions restrict extensions
• Conservatory is forward of the principal elevation facing a highway

In conservation areas, side extensions are not permitted development. Rear conservatories may still qualify, but stricter design and materials rules often apply. Your local council may expect a conservatory to match the character of the area.

Planning permission and building regulations are separate.
